Signs It's Time to Replace Your Countertops

In this guide

Not every damaged countertop needs to be replaced. Stone and quartz are built to last for decades, and many problems can be fixed by a professional. But some signs do point to a countertop that has reached the end of its useful life. Here's an honest guide to telling the difference.

Problems That Can Often Be Repaired

Minor damage is frequently fixable. Small chips and surface scratches can usually be filled with a color-matched resin or epoxy and polished. An isolated stain or burn mark may respond to spot treatment or re-polishing. A dull finish can often be restored by polishing and resealing, and a loose or unsealed seam can be resealed and reinforced by a fabricator. If the damage is limited to one spot and you still like the color and style, repair is worth asking about first.

    Signs It's Time to Replace

Some problems are different in kind, not just degree. Watch for these:

    •     Large or deep cracks that run through the thickness of the stone or across multiple sections, since these weaken the countertop and can worsen under weight or heat.

    •     Sagging, sloping, or pulling away from the wall, which can point to a support problem underneath.

    •     Seams that keep separating after being resealed.

    •     Stains that have soaked deep into the stone and won't come out.

    •     Damage in several places, so that you'd be repairing again and again.

    •     Water damage underneath, such as swelling or softening near the sink.

    A Useful Rule of Thumb

A common guideline among fabricators is that if repairs would cost roughly a third to 40 percent of the price of replacement, or you'd need repairs in more than one area, replacing is usually the better long-term choice. Treat that as a starting point rather than a rule, and get a repair estimate alongside a replacement estimate so you can compare them for your own kitchen.

    Check What's Underneath

Sometimes the countertop itself is fine and the problem is below it. A sagging or uneven countertop can come from weak supports or damaged cabinets. If the cabinet boxes are in poor shape, it may make sense to look at both together. You can browse our current styles on the Kitchen Cabinets page while you weigh your options.

How Long Stone Countertops Should Last

With reasonable care, granite and quartz can last 20 to 30 years or more. Natural stone benefits from periodic resealing, often every year or two depending on the stone, and harsh chemical cleaners can dull the finish over time. If your countertops are well within that age range and mostly sound, repair is often all you need.

    When Style Is the Reason

Sometimes the countertop is structurally fine but no longer fits your taste or the rest of your kitchen. That's a perfectly good reason to replace it, and it's your call. If you're choosing a new material, you can explore granite, quartz, and quartzite on our Countertops page.

    Frequently Asked Questions

Can a cracked countertop be repaired?

Small, shallow cracks can sometimes be repaired, but a large or deep crack that runs through the stone is usually a sign to replace it. A professional can assess it in person.

Does a dull countertop mean it needs replacing?

Not usually. A loss of shine can often be corrected by polishing and resealing.

Should I replace my countertops before selling my home?

It depends on their condition. Damaged or dated countertops are often worth addressing, while sound ones may only need cleaning, repair, or resealing.
